What is the difference between a guarantee and a deposit account?

Guarantee
A rental guarantee is an agreement where a third party guarantees the tenant’s obligations to the landlord. The tenant pays a monthly, or a one-time fee for the guarantee. This amount is not refundable.

Coverage
If the tenant does not pay rent or causes damage, the guarantee company will pay the landlord and then claim the amount from the tenant.

Deposit Account
A deposit account is used to secure the landlord against any damages to the property or unpaid rent. The money in the deposit account belongs to the tenant and is refunded at the end of the tenancy, as long as there are no damages or unpaid rent. The money is transferred to a separate account in the tenant’s name, where Heimstaden also has security in the amount.
